Yes. As of January 1, 2025, California Assembly Bill 2992 (AB 2992) requires real estate agents to have a signed buyer-broker representation agreement with their clients before showing properties.

2) If I am the selling my property, do I have to disclose every repair that was done in the past?

The seller's disclosures require sellers to disclose information that they are "aware of." Also, if you have any doubt, you probably should write it out (on the disclosure). For any specific concerns, always consult with an attorney (not your agent).
